GreenSlate’s Mission Statement: GreenSlate Management strives to be the premier management company for Urban Omaha by employing quality individuals who are passionate about Real Estate and managing properties such that any of our employees would be happy to live in any of our managed properties.
GreenSlate’s Competitive Advantage: GreenSlate Management was created by identifying a need for a management company that can effectively and professionally manage scattered-site mixed-use properties in an urban environment. Being that we only manage properties within a certain radius of generally high-density urban Omaha, our business model is able to be more horizontal than a typical management company. Whereas a 150-unit complex in the suburbs may have one manager that is in charge of leasing, marketing, financials, maintenance, budgets, and more, we compartmentalize each job function by pooling all of our managed properties into groups and hiring individuals that specialize and excel in each particular role – e.g. leasing agents only do leasing and our finance people only do finance-related tasks. It also protects our managed properties from turnover, if we lose one employee, we still have several other employees knowledgeable about each property, we don’t have to start from square one.
1. Total Management Cost – In comparing our Total Management Cost to the market, we find that we typically have a comparable or lower cost due to our inherent efficiencies. We charge a gross fee as a % of net rent, whereas others charge a net fee and then add on salaries and other charges. Both models work, but we have found our business model can be more efficient and save clients on Total Management Cost – particularly in dense urban Omaha where pooling job functions works geographically.
2. Maximizing rent and minimizing expenses – We have built a brand based on The Blackstone District. Though this name is not exclusive to GreenSlate, we have been able to capitalize on the brand very effectively, in many cases being able to raise rents significantly simply by increasing the demand on a property. We do this through our vigorous marketing, which generates significant lead volume, which we can then use to fill not only properties right on Farnam, but over a 1 mile radius out. We also have various methods of decreasing expenses, such as pooling marketing and in-housing and pooling maintenance staff, which have been very effective in reducing property operating expenses on properties we have taken over.
Jay Lund & Matt Dwyer
Jay and Matt are also Principals of GreenSlate Development, where they develop, own, and perform asset management for many significant real estate assets, particularly in Midtown Omaha and the Blackstone District. Both Omaha Natives, both have extensive and time-tested experience in Commercial Real Estate and Brokerage and are well connected in the Omaha community. Jay and Matt put Spencer Lombardo at the Helm of the management company to focus on continuing to develop and grow their award-winning real estate portfolio.
President and Managing Broker
Spencer acquired his first two college rental properties by Memorial Stadium in Lincoln while still a Junior in college himself – and has managed property ever since. Spencer majored in Real Estate at UNO studying under Dr. Roger Sindt and a number of knowledgeable adjunct professors from the Douglas County Assessor to the Douglas County Prosecutor to the President of a Real Estate Management Company. After college, in addition to management, he also gained experience in Commercial Mortgage Underwriting & Servicing, transacted over $100M in Commercial Brokerage & Leasing deals, and worked as a Real Estate Developer on a contract basis as part of a mixed-use redevelopment project in Manhattan, KS. This wide range of Real Estate experience and knowledge enables Spencer to understand his client’s needs very well, as well as understanding the tenant’s needs.
VP of Operations
Bill brings experience to GreenSlate Management from previous work as VP of Real Estate for White Lotus Group and for the Waitt Company, consultation for a construction general contractor, and as Construction Manager for ECI Development Services during the development of Mutual of Omaha’s Midtown Crossing in Omaha. Bill was with Shamrock Development during the rehabilitation of the historic Paxton in downtown Omaha, and previously held positions at Level 3 Communications and MFS NT after graduating from Notre Dame with a BSME and an MBA. Bill completed an MSA in Alternative Dispute Resolution from Creighton (Law), serves on the boards of Maha Music Festival (Production and Treasurer) and the NE Humane Society, and volunteers with Wear Yellow Nebraska and the Washington County Fair.
VP of Finance
Born in Lincoln, John graduated from the University of Nebraska – Lincoln with a degree in Economics. He then moved to the east coast and worked in consulting and sales for large technology companies specializing in financial reporting. After moving back to midtown Omaha, John joined GreenSlate to pursue his passion for real estate and promote development and growth in midtown Omaha. When John isn’t crunching numbers and improving NOI for our clients, he enjoys traveling and spending time with friends and family.
Director of Management and Maintenance
Originally from Houston, Texas, Chad has called Omaha home since being stationed here in 2008. After two deployments to Afghanistan and one to Iraq as a Dari Linguist and Tactical Support Operator, he decided to pursue his passion for real estate upon leaving the Air Force in 2013. Chad obtained a BSBA with a concentration in Real Estate and Land Use Economics from UNO, and became a licensed real estate agent shortly thereafter. When not spending time with his wife and two kids, Chad enjoys working out, watching movies, and getting mad at video games.
Director of Marketing
Krista’s passion for adventure and travel drew her from Phoenix, her home for 23 years, to Austin and finally Omaha where she has resided since 2013. A B.A. in Advertising and Public Relations from Northern Arizona University sparked a passion for connecting client’s needs with creative and strategic solutions. After creating a social media firm that catered to small businesses, and nine years of customer service and sales experience, Krista established herself in the Blackstone District with a goal in contributing to the growth of the District and fostering relationships with its expanding population. When she is not indulging in the fine fare and crafty cocktails of the district, she is enjoying a casual ride on her horse Rico or plotting a weekend trip to the seaside.
Paula has been with GreenSlate since January of 2017 and brings over 12 years of property management and customer service experience. Paula is an enthusiastic and knowledgeable supporter of the Blackstone District and is always available to address resident’s questions or concerns. she and her husband enjoy spending time at lake of the Ozarks with family.
Clay has called Omaha home since 2014 to attend Creighton University where he’s receiving a BSBA, double majoring in Financial Analysis and Business Intelligence & Analytics. Originally from Orion, Illinois, Clay began with GreenSlate as an intern to chase a lifelong interest in real estate and has since become a financial associate. His past experiences include working in corporate accounting at a top Fortune 500 firm and developing computer programs to analyze data for a Division 1 baseball program. When he’s not spending time at the various restaurants and bars in the Blackstone District, Clay enjoys spending time with his dog, playing golf, and watching way too many baseball games
KC is a born and raised Nebraskan and family oriented individual. She has several years’ experience in Administrative support roles, Management, and event coordinating and planning that in which she has been able to acquire and expand her knowledge of the fundamentals of business. She is an extremely motivated and outgoing individual with exceptional interpersonal skills and a passion for serving others and enjoys building relationships along with the ability to remain flexible and calm under pressure or continually changing situations. She loves the world of development and real estate. She is currently working towards her realtors’ license and is hoping to thrive and grow within the GreenSlate company! In her free time, she enjoys cooking and spending time with loved ones!
